To start selling homes in Wisconsin, you’ll need to…


1. Complete Pre‑Licensing Education

Wisconsin requires 72 hours of DSPS-approved coursework, either through live or online classes (we reccommend the WRA).

Alternatively, if you hold an active license in another state (within the past 2 years), complete a 13-hour reciprocity course.

2. Pass the Wisconsin State Licensing Exam

Schedule and take the 140-question state/national exam through Pearson Vue:

  • Duration: ~4 hours

  • Passing score: 75% or higher

  • Bring two forms of ID (one with a photo and signature)

3. Find a Sponsoring Broker

Wisconsin law mandates that new licensees affiliate with a sponsoring (managing) broker. This broker will oversee your transactions and is essential to legally practice. When selecting a broker:

  • Seek mentorship and strong support/training programs

  • Evaluate commission structures and additional benefits

4. Submit Your License Application

Once you pass the exam and sign with a broker, apply via the DSPS LicensE system (or by mail), including:

6. Sign Up with the Local Realtor’s Association

Once approved, you'll be officially licensed and can begin representing buyers and sellers under your sponsoring broker.

  • You’ll need to join our local board (SSWRA) to be considered a REALTOR and gain access to the MLS.

  • Take the code of Ethics course at the local association.

Timeline & Cost Overview

Overall, expect 2–6 months from start to launch, depending on pace and scheduling of exams/training.

Each year, you can expect to pay a license fee with the DSPS, board of Realtor’s membership fee, and brokerage fees. You’ll also want to budget for start up costs like advertising, media creation, signs and business cards. As a Realtor, you are a small business owner! The sky is the limit when it comes to your success, but you have to invest in yourself in order to reap the rewards.

Continuing Education & Renewal

  • License renewal occurs every 2 years (by December 14 of even-numbered years)

  • Salespersons must complete 18 hours of continuing education (CE) each renewal cycle (DSPS, Wisconsin REALTORS® Association)
